The Brief

  • A flat plot of 650 – 1,200 m2 for construction of a detached 4 bedroom property with pool
  • Preferred area Camp de Mar – Andratx (SW Mallorca)
  • To be used initially as a holiday home, then sold within 2-3 years

The challenges

  • Location should have good access, orientation, views & proximity to facilities
  • The search had to take into account that excavation can increase building cost significantly.
  • The south west is highly sought after, so prices are higher than other parts of the island

The search

Andrew Egginton is an experienced developer in Bristol, UK, specialising in construction of high quality, executive-style homes.  As his first development abroad, our job was to source the plot & introduce a selection of disciplines for his team – independent lawyer, architect, technical architect & constructor.

We found a number of plots, with & without existing licences but all with sea views. Camp de Mar was discounted in favour of Puerto Andratx which is a primary location. We looked at both sides of the harbour, the pros & cons of southerly orientation versus proximity to harbourside facilities & restaurants.

The final choice came down to 2 plots in a small, west facing urbanisation within walking distance to the port, both of which had already seen some excavation. The area also had the advantage of mains services as well as underground gas supply, unlike the majority of urbanisations in Andratx municipality whose owners would be facing substantial bills from the council for improvements in infrastructure.

The winning site of 660 square metres had the best views & wider frontage.  Neighbouring properties were all well maintained & noise limited to resident traffic just one road above the site.

The Result

We introduced Andrew to experienced brokers for the right construction mortgage.  After completing on the purchase, whilst waiting for the construction licence to be approved, we were on hand for all manner of recommendations, from sourcing materials, glass specialists, reliable kitchen installers, TV installation & other technicians.

Careful planning resulted in a very attractive, quality building which would appeal to a wide market. When the time came, we found a buyer quickly before estate agents had time to arrange photographs.
