Frontline Sunsets

The Brief

  • A sunset view to be absolute priority
  • A property anywhere in Mallorca for holiday use, minimum 4 bedrooms & pool
  • Although the clients had 4 children aged 10-16 they were keen to emphasize that as they had homes elsewhere this property was not geared to their family
  • One partner was keen to have water access
  • Both needed good restaurants

The challenges

  • The Tramuntana mountains offer spectacular sunsets, however, public sea access is limited to a few places with narrow, winding roads.  Private sea access is confined to a handful of large estates
  • Other sunset locations are limited to the west facing sides of 1) La Mola in Puerto Andratx 2) Santa Ponsa 3) the Alcudia peninsula 4) Colonia St Pere 5) Colonia St Jordi
  • There’s a noticeable difference in the position of the setting sun between mid summer & mid winter.   The sun sets in the west, but it will set a full 30 degrees north or south of west depending on the season 
  • Frontline properties are not necessarily private
  • Careful legal checks must be made with the coastal authorities

The search

The clients had seen a frontline property online in Colonia St Jordi & were interested in finding out more. However, we pointed out its proximity to a number of hotels. The narrow, one way road system would certainly cause some disruption due to vehicles offloading & picking up visitors.

The next phase of the search took in Puerto Andratx. After sourcing & discounting several villas on paper, a stylish, well maintained clifftop property with stunning views to Dragonera island topped the bill.  No water access but only 5 minutes’ drive to upmarket eateries around the harbourside.

The clients were unfamiliar with the Alcudia peninsula but it’s a beautiful spot with a great selection of local, top class fish restaurants.  We also recommended a property there with a large, private garden, walking to 2 local beaches.  Its upper terrace provided panoramic views of the whole of Pollensa bay with the sun setting over Formentor year round.  The easy water access suited one partner perfectly though architecturally it was not as attractive as Andratx.  We viewed just the two properties.

The Result

After much debate, an offer was put forward on the Andratx villa but shortly before signing, the clients changed their minds & decided to go for the property in Alcudia instead as it gave the children more independence.

As a search progresses through viewings, priorities often differ between partners & at some point, compromises must be made. In this case, the location won over the property itself, which is the way it usually turns out.
