Can you help me choose the right location?
Yes. There are distinct differences in infrastructure depending on where you base on the island & some will suit your lifestyle better than others.
I’ve seen a property online, can you tell me if it’s worth viewing?
Yes. Property descriptions online rarely divulge exact location which is crucial information to determine, surroundings, access or neighbours. We flag up pros & cons.
Is there a difference between EU & Non EU buyers in Mallorca?
Yes. Non EU buyers need Ministry of Defence permission to buy property in rural areas, a quirky Balearic law which is nothing to worry about but you need to allow a bit more time for completion.
I want to buy for holiday lets, can you help?
Yes. You need a licence to rent out for less than periods of one month.
How long does a search take?
Some searches can be more challenging than others. It depends on the complexity of the criteria but generally allow one month minimum. There’s no magic involved, just systematic market research, information gathering & steady elimination until we find the best property for you.
What are the extra buying costs?
Costs on top of the purchase price will vary slightly depending on whether the property is a new build or resale. New builds attract 10% IVA (VAT) plus stamp duty. Resales attract transfer tax, staggered in bands from €400,000 (8%) upwards. There will also be legal, notary & registry fees. A breakdown can be provided.
